Finally found a good tenant but!!!

Hello all,

so I have been struggling to find a good tenant. I won't go into the challenges but finally found somebody good. They have a ESA dog that my insurance doesn't cover. Is there anything that can be done ? Or I'll have to just decline the application?

If you can prove it is an ESA animal, ask your insurance for a reasonable accommodation to your policy.  Insurance companies can be liable for fair housing violations and penalties, though most will not want to admit it.
