Multi-family fire, list of ideal improvements

Hi,

My multi-family property (3 units) recently had a substantial fire that started in the garage and moved to the house. Thankfully everyone is safe but it is a borderline knockdown.  It was an older home from the early 1900s and the 2 apartments were later add-ons. It had 1 source for all utilities so utilities were included. So I now have the opportunity to separate all utilities and make any changes that may improve the units. I am looking for advice on what people may have done/wish they had done in a similar situation.   I already have separate utilities, a washer/dryer in each unit.  Should I put in split air for ac/heat?  Thoughts on a EV charger or not worth the risk/hassle? Thanks in advance.
