Rental Application for Potential Tenants on Zillow Rental Manager

Edwin Tapia
Posted

Hello! My name is Edwin. I'm a new landlord and I'm doing my due diligence by making sure everything is to a T. Currently, running into a bit of a snag in the rental application process. I use Zillow Rental Manager and they have rental application forms that they generate themselves. However, one of the questions on the application that is not required on their application is the potential tenant's social security number. How can I verify that potential tenant is who they say they are without that information? Some direction would be very helpful. Everything I'm reading about it says I should have that information and I should be verifying their identity. It doesn't help that Zillow does not let me alter their rental applications or create my own. Is this an issue with Fair Housing?

In addition, what platforms are out there (preferably free or reasonable), that can be used to manage properties? I need rental applications, app available, ready-to-go leases, etc. Your expert input would be greatly appreciated!
