Buying property with tenants

What documents do I need before or at closing to properly show transfer of lease ownership to me when buying a property with tenants in place already? This is my first time buying with existing tenants and just want to make sure I get all the correct documentation. Thank you in advance.

 Seller should turnover any valid leases to you at closing.
