How do you if your tenant would take care of your rental

I have been a landlord since 05 with pretty good success overall. One thing I found myself doing to judge weather a prospect tenant is going to take of my rental is look through their car window. It gives you a good idea of the type of person I m dealing with. If I see that their car is full of cigarette butts, cigarette burns and ashes; trashed and smells bad, I don't expect that they would treat my house any better. Is it Just me or do other landlord think similarely?
