Best routine maintenance recommendations between tenants??

Curious what some of you do routinely between tenants? I recently had a tenant move out and went to the property and completed a few items but want to build a list of things to do each time. Here’s what I did, please add more ideas!!

-inspected crawl space 

-replaced wood deck rail that was rotted and re-painted deck (last painted 3 years ago)

-soaked shower heads in CLR

-added fresh sand in paver patio

-changed home air filter and left new renters with 3 new filters


Anything else you do regularly to your rental properties??

We have rentals in a few different locations so the rentals in the area with hard water gets more frequent flushing of the water heater.  For the plumbing, we snake it out or if there is a recurring root issue, we have the local plumber come snake it out with a cutting snake.
