Raise the rent $50. per month?
What do you think of the idea of writing a month-to-month lease with the provision that the rent is due on the first of the month - and if it's isn't paid by the third the monthly rent permanently goes up by $50.
How about that?

in Alaska this trick doesn't really work. The judge calls this trick a late fee and we are unable to evict or legally enforce for late fees. We can collect after eviction is awarded throught the damages portion of the eviction.
When a tenant is late, we like to check for other issies, such as condition of the unit. If all is fine, then increaseing rent and staying month to month might be just fine.
