Terminating a Lease

Hi Everyone, I currently am in a pickle, I had a tenant pass a background check and sign a lease.  Then 10 minutes after the lease electronically signed and finalized through Avail the tenant contacts me and says they don't want to move in anymore... extremely bizarre.  They had mentioned they tried to terminate the lease through Avail but was not able to.  Just trying to get advice on course of action, if I hold them up to their lease and say they broke their lease or they this one go.  Also how would I terminate the lease? I will be contacting Avail tomorrow. BTW this is my first time signing a lease, it has been an EXPERIENCE to say the least.  Thanks in advance for any help.
