Tenant wants to run a group home with adolescence who struggle with drug abuse.

A well-qualified tenant who works as a social worker wants to lease my property to help transition teenagers with drug abuse into society, while I support this cause and would love to be a part of it by allowing her to lease the property. I do not know how to approach a proper lease to protect me legally. what should I do?

People who lease to senior living facilities often get double normal rent. How much extra rent have they proposed paying? This is basically a version of Airbnb arbitrage. They should be planning on paying you 1.5-2x normal rent while charging 3-4x normal rent. 

Double and or triple check with your insurance agent and get it in writing that they know there would be a business running out of the house and what type. Up your umbrella coverage another million while also telling them about the business. It’s no longer simply a rental property.
