Would you lease to him?

I have a single family home that I'm asking $1100 a month lease.
Security Deposit is $1100, plus $250 Cleaning fee (Non Refundable) and $250 per fee (Non Refundable). He has two cats and Fiancee is also a PhD student.

I have a PhD student / Poker Player that applied. Here's his info.

- Net Income: $1500 / Month
- Does online sales of: $1000 / Month
- Current Monthly Rent: $875 (1.5 Years)
- Savings: $9000
- Two cars paid off (2006 Models)
- Stellar Credit
- Scholarships: He gets some unreported scholarship money ever semester, but didn't how much yet.

I first denied him, and said if he wanted to put his Fiancee on the application, but he said that she didn't want to do that, but said that he could give me a few months upfront. I said his savings would run out in a few months, and offered if he would be willing to double the security deposit and he said that he would be open to that.

He seems like he's responsible, so my question to you is, would you guys rent to this guy?

Knowing the Vegas rental market with its varied income streams, he appears to be fine from your description. I would only have issue with the non applying occupant. We have professional gamblers, this is Vegas after all. Wait till you try and qualify a dancer making $6,000 cash a week, driving a new paid for 500SL and zero credit. Good credit, good income to rent ratio, willingness to double security and prepay rent. Might want to revisit this. Rental market is traditionally slow January and February.
