Would you accept these applicant couple?

I have a property out here in Los Angeles specially Long Beach I listed about a month now and been mostly crickets. Partially because it's slightly on the higher side $4800/month for 2200 sqft SFH. I got an applicant today where she looked gravy. She is an ER doctor. Income 300k, paystubs verified, current landlord check out with good references. Her credit score was 680 but did show 350k in student loan debt. Understandable since a MD. She has a daughter I am assuming from prior baby daddy.

Now here is the current issue. I would accept her as is base on my standard but her fiance is another story. She is currently pregnant I am assuming by him. He has a credit score of 550 and base on Google search looks like he had a child support court history. He makes a fraction of her as an apple care advisor 4k/month and base on his paystubs they are garnishing his wages (probably child support). Looks like a baby maker and latched on to a sugar mama. 

If it was just her and her daughter I would of accepted base on all my findings but the fiance she is with seems slightly reckless. Would this situation get your approval?

You have to be careful - particularly in California - because this is walking a fine line of a Fair Housing Discrimination complaint. She may claim you're denying her because she's a single mom, not because of the boyfriend's credit.

I would probably rent to them. Their combined income is well above what you require. Her credit is good and she was able to earn her MD. If this were a married couple, then you would probably rent to them. If she wants to break the lease early, he will have to go with her.
