Need help tenant eviction issue.

I need help this my First investment and everything falling apart. I thought I did my do diligence but failed. I closed on duplex with both tenants receiving eviction notice with final date 5/25/2022. Now They are saying they want to fight the eviction and wouldn’t hand me keys. They claim that the prior home did not give enough time and rushed the notice and caused emotional damage. The notice was served 3/25/2022. I don’t know what to do??

The tenants know you're an amateur and they are taking advantage of that by scaring you.

Stop all communication with them. Hire an attorney experienced in evictions and let them handle it. I don't have personal recommendations but a Google search of "eviction attorney San Diego" turned up a lot of options. Call 3-4 of them with 4.5-star rating or better, ask what their experience is and how they can help your situation, then choose one and move forward.

You are in the most heavily regulated state in the country, and one of the most regulated/litigious places in the world. You need to know the law like the back of your hand, have policies and procedures in place to deal with problems swiftly/accurately/legally every single time, and be prepared to deal with tenants that push back hard or try to take you to court. If you can't do that, you should consider a property manager to keep you out of trouble.
