MtM tenant won't respond

Sean Kelley
Posted

I have a tenant in a triplex that I recently purchased who does not have a LT lease and has been paying month to month.  Last month, only paid 70% of rent and has not paid the rent this month (due on May 1) and it is already May 9.  They are supposed to move out by the end of the May but has stopped responding to my phone calls or texts.  How can I ensure they move out?  No lease and they are delinquent in rent.  Maybe give them notice that locks will be changed in a week?

@Sean Kelley you need to tag people if you have a question or want to thank them. Use the @ sign and start typing their name. It will appear, click on it and it will populate the comment box in blue and then they are notified. Lease or no lease they are still your tenants and you need to follow the landlord tenant laws in your jurisdiction. The first step is a demand letter. I post on the door and send a delivery confirmation letter to pay or quit. Different jurisdictions have different timelines. 3, 5 or 10 day notice to pay or quit. If it a big city they sometimes have different landlord tenant laws.
