Thinking about buying a rental in the PHX area?

If there's anyone in the Phx area that's thinking about becoming a landlord, let me know what areas you're thinking about. Sometimes one street can get high rents and a higher cap rate, but one block over, and you're in a gang/drug neighborhood. I grew up there so I know the area well and the advice is just good for the community!

Most of metro Phoenix is that way.  It's very neighborhood specific. Nice houses a few streets over from not so nice houses. You can use the Google street view or satellite view to get an idea of what a neighborhood is like in some cases.
