House hack neighbor smokes inside

My wife and I bought a house-hack multi family and inherited a tenant who smokes cigarettes. It started off as only occasionally and we would go months without smelling it. About a month ago we smelled smoke several times within a week and let her know we would not be renewing her m2m lease. Unfortunately, because she has lived here for more than two years, we needed to give her 90 days notice.

Now she is smoking inside almost every day. We have two children under two and are very concerned about the affects of second hand smoke on their little lungs.

Is there anything we can do to get her out sooner than 90 days? We run an air purifier in our daughter’s bedroom. Fortunately we don’t smell smoke too badly in our bedroom with our newborn.  But it’s very noticeable and gives my wife headaches.

many recourse we can take to get her out earlier than the 90 days we’re currently waiting?
