Neighbor upset with my tenants

Anthony Gonzales
Posted

the neighbor of my tenants is starting to complain a lot. She wants my tenants gone and is starting to pester me. She called me out the blue (never met her before) and complained that my tenants are loud, rude, dirty, kicked their dog, and everyone in the neighborhood hates them. She also got upset that they were mowing the backyard for hours on the day she called me (middle of the day). She said one of my tenants "hissed" at her mom.  She also got upset that my tenants brought the trash bins in at 1am too loudly. One of the bigger issues is the backyard fence between the properties which I admitted needed to be replaced. Her dogs seem to be getting in my tenants yard regularly and there have been issues with renailing the boards back to the fence with some (he said she said) about who is refusing to let each party complete the work. I let her know that i will replace the fence with no financial assistance from her, to put her at ease. I inspected the property, no issues at all. My tenants dog is kept inside most of the time and is friendly, where as, neighbor has 4 dogs, which may or may not be aggressive. I confronted my tenants about the neighbors complaints and they refuted them and showed video evidence  denying some of her claims and then showed videos raising issues against her. Long story short, I spoke to her in person and she became upset when I let her know that I had no plans to evict my tenants and she stormed away from me and told me to deal with her husband and i will be facing legal consequences. She told me she's a homeowner (mother actually owns the home) and my tenants are renters.

Now both parties have been making claims with the city  about each other's dogs. It seems like one is retaliating against the other. I asked my tenants to limit contact with her and that she could send her problems my way.

At this point, meeting the neighbor and talking with my tenants, I feel my tenants story has more truth than the neighbor. What advice do you guys have with dealing with this issue?
