Non-Renewal of Lease in Los Angeles
I have a lease that ends 4/30 and I am not planning on renewing. I have already submitted my 60-day notice to the tenants and am already being told by them that I can’t evict them due to the state, county, city moratoriums.
I’ve spent a lot of time googling the various rules and tenant laws in my area and am pretty confused. Is the 60-day notice all I need? Can they legally stay? Do I have to give reasons for why I am not renewing? Would love thoughts from others who experience the same tenant-friendly laws in the LA area.

@Nathan Gesner and @Jake Wiley Are you both active landlords in Los Angeles County? The tenants may be correct, there are still moratoriums in place in Los Angeles county and it is illegal to remove them in many circumstances. Los Angeles categorizes this as a "no-fault eviction". And yes, in California notice IS required to terminate tenancy, the lease continues in perpetuity until terminated. more info: https://aagla.org/2022/02/los-...
