Tenant Screening -18 year old living with parent

We have bought a tenant occupied home and we are inclined to extend their lease by 2-3 months only. There is a single parent and two boys 19 years old and 17 years old. The application clearly states that all tenants over the age of 18 need to apply. The parent submitted her application, the 19 y/o did not.

Do we bother asking for it? What could go wrong in 2-3 months? What am I overlooking?
