End of Annual Lease Intent To Move Out

Hello All,

My Ohio tenant's annual lease is set to expire end March. The lease specifies at least 30 days (one full calendar month) written intent to move out must be given by the tenant and that the lease will automatically renew month to month if notice is not given. I received no response from the tenant to my offer to renew letter sent several weeks ago and I am now two days past the 30 day notice period with still no communication of any sort from the tenant about their intent to vacate. The tenant has access to me by snail mail, email and text.

In order for the tenant to be in compliance with the lease, should I have received written notification by Feb 29 or is it acceptable for the notification to be dated by Feb 29 but delivered by snail mail at a later date? Thank you.

I think that occurs in almost every state, whether it's written in the lease or not. I don't let mine convert. 30 days prior to lease ending, I send the tenant three options: renew for one year at $XXXX, convert to a month-to-month at 25% higher than the annual rate, or give notice they are moving out. 

These may be negotiated, but that's our default offer.
