Rental Question - pay $6k more to split utilities?

HI everyone, 

I am gearing up to rent my ADU out and currently, electricity and gas coveres both the ADU and the front house where i sleep. Should I pay an extra $6k for seperate electrical and gas pipelines so that the tenants are responsible for their own utilities or is it common / accepted for me to charge an extra $150-200 for the utilities? is that recommended? i worry someones going to take advantage of that and start mining a bunch of bitcoin using my electricity lol
