best place to buy home rentals in little rock arkansas

Hi!

i am going to be investing heavily in single family homes in Little rock arkansas and i am trying to figure out where to buy my first rental home.  I'm trying to find the areas(zip codes) of the city that are high in demand to rent and can also sell at any time. i'm looking at these rentals as 10 year investments and want to make sure they aren't sitting there for a while between tenants. i've never been there but will be visiting there soon. i'll be buying with cash and then doing a cash out refinance after i get the tenants so i want to make sure that the cash flow is worth it.
