tenant keeps appealing
hi, i’m in pennsylvania, and every time i win against my tenant in court and am awarded possession of my property, the tenant simply appeals the case within 30 days (usually on the 30th day) with no justified defense, buying himself months at a time while the courts issue a new court date . is there anything i can do to prevent this next time? edit : he bought himself 10 months by doing this and more to come unfortunately

We had this once many moons ago but had a decent relationship with the bailiff. After this happened a few times we talked the bailiff into having his crew be at the house (down the road) while the judge signed the writ. The moment he had it in hand he had his guys perform the eviction. This may not work if you have to give notice etc but everyone involved from the judge to the bailiff new what was going on and the games that were being played and helped get it done.
