Bulletproofing Shared Entryways

Greetings all,

    I am at the beginning of my landlord/investment journey in real estate and most of the properties in the area I am looking at are shared entryways. My concern is the long winter months and wet season in the area (Alaska). Most properties come with the carpet being prominent in these shared entryways. The amount of traffic causes lots of mold and mildew risk. What advice would you give for a way to make this entryway last longer without major concern of the potential moisture issues and smells that come along with constantly wet carpet? Possibly upgraded doors and paint for the walls that might be more forgiving for scuffs and bumps. Trying not to break the bank in these properties but also looking to make them of a decent quality.
