Consolidating Couple needs help on estate planning with a HELOC

My long time boyfriend and I have decided to move in together. We are both in our 50s and we were both married before. He is the only one of us with property. Since I lost everything in the divorce, he wants to find a way to give me lifetime rights to the property. However, he has a HELOC. Can this even occur?
