Need one-time financial advice related to homebuying

My wife and I are small-time real estate investors with lower middle class income. We have two rental properties we keep for supplemental income. We have long-term goals in real estate but right now don't want to grow beyond the two rentals. We are looking to buy our new primary residency in Tennessee. I need to talk to someone about the smartest way to do that financially -- we have some options. Personal Finance folks I've found have $5k minimum fees and such. That's just too much for us. Who can I hire to talk through this one financial decision for an hourly rate?
