Anyone used Securities Backed Line of Credit for REI?

I want to increase liquidity to makes some deals. I have some stocks in a taxable investment account. I am considering using a Securities Backed Line of Credit to save myself from paying capital gains and selling when market is so volatile. I would only borrow 30% of portfolio to not risk a margin call if market shifts.  Who has experience and lessons learned on this strategy?
