Purchased a lot of these type deals in the past in the Rock hill SC and Surrounding markets. The lower end product takes the right mind set. Just my two cents

Great price ,  very rough area ( values right around $50k not that it would ever sell at that price.. D type of properties in and around the area. If that's you cup of tea. Could be a great deal to be in under 40k when fixed up. I am thinking more like 25 to 30k on rehab on rehab.  Rents seem to be $650 month on average for that area.
