Looking for someone to partner with who knows the Long Island Market

Hello,

I recently received  a phone call from a distressed seller who has a house in Long Island that they would like to cash out of. I'm not familiar with the Long Island market so I'm looking to work with someone who knows this area and can tell if this deal is good or bad.

Basically the property was a damaged by hurricane Sandy and is only a shell right now so this sounds like a complete gut or tear down. The seller is asking 81k which is the amount left on the mortgage and will pay all of the closing costs. The seller also has the property listed with a realtor but will pay their expenses if we close. 

Any advice or help is greatly appreciated!
