Texas Wholesale Purchase Contract

Can someone please send me a contract for Texas wholesale purchase with assigns? The two that are in the file does not work for me. I am looking for 1-2 pages.

The state of Texas does not have it's own specific contract, however, the Texas Real Estate Commission does promulgate a contract form but it is 8 pages in length and has the majority of required disclosures, etc. included in it.  

I've never seen a contract form that gives me the protection I need as a buyer or seller and consists of only 2 pages.
