Need pointers on expanding buyer pool to OOS buyers

Hello - I am trying to find a way to find out of state buyers for turnkey properties and can't seem to have any luck. I've tried all the usual things like networking with local agents and facebook groups but just can't seem to build our buyer pool. Anyone have any methods that they have used with success?
