Highly Motivated New GP seeking Experienced Partners

Hello BiggerPockets Community,

I've been a long time viewer of the podcast and affiliated YouTube channels, but a first-time member on this platform.

A quick background on myself; I've been in the real estate industry for 10+ years now and have worked as a real estate agent, capital raiser, real estate and insurance financial analyst, and currently an industrial development investment lead.

Over the past year I've been looking into Texas, specifically the Austin and DFW (Dallas-Fort Worth) areas, learning the cities and building strong relationships with the many agents, GC's, lawyers, bankers and other operators. As many of you may or may not know, the Austin and DFW markets are extremely competitive, so finding something off-market or even a 'great deal' is very tough. Through many Letters of Intent (LOI's) and a few Due Diligence (DD) attempts, I've gotten exposure to the preliminary stages of acquiring a multi-family property, but my goal is to go through a complete execution on a purchase.

Having spent a lot of time in the market and developing a solid 'buy' criteria through my growing relationships, I've finally started to receive properties that are off market and I'm working towards building even more introductions that will eventually allow me to get those great deals.

The current hurdle I'm working to overcome is finding a strong experienced partner. Since I don't have 'lived' experience in multi-family, I can provide extensive sweat equity into the deals, including finding the deal, sourcing and managing funding, conducting due diligence, bringing and managing the necessary parties operate the asset, communicate with investors and liaise between various parties in the ownership and operations of the asset and anything else that needs to be done in order to make sure the property performs as well as or better than projected.

I'm very excited about how active and supportive this community is (it's very rare, especially when trying to find intelligent and helpful people to communicate with)!
