DFW - McKinney - New Flex Office/Warehouse Build - Investors Welcome!

Hi. I'm a landowner of ~19 acres (80% equity) in northeast McKinney, TX - property is opted out of ETJ. I am kicking off engineering design on a 3 phase flex office/warehouse build with 1500 - 1800 min divisible units. Rough target phase 1 with 32k sqft, phase 2 with 40k sqft, and phase 3 with 70k sqft - for a total build up to ~145k sqft. Water installed for phase 1, with upgraded electric easement on property. Will-serve engineer evaluation completed for additional water supply.

Writing here to connect with local investors / equity partners with experience in this space and in this area of DFW / north Dallas. Exit strategy flexible - e.g. complete horizontals + single vertical to sell... or full build and lease up to sell. Looking forward to connecting!

Seems like many of these have been successful leasing.  I see a lot of these around DFW and for the most part they look leased up.  I'm guessing the ones that aren't have some kind of issue, like agent/owner don't do callbacks.
