seeking contractor in the Jacksonville area to partner with my buyers

I have fix and flip enthusiasts, some with experience, looking to partner with a contractor to assist with applying for Fix and flip loan and assist with completing the project and grow their real estate portfolio. All inquiries accepted. Looking to get started in December. The first project will not be much because the area ARV is only going to be 215K (some comps are higher but the area is a little run down). This project is more of a new construction on empty lot, where the original house had to be torn down. I have personally helped this buyer to sell his first fix and flip back in 2022, but he has had several deaths in the family and medical bills affecting his income and credit score.

The other enthusiast would like to assistance with buying, renovating, leasing, and then refinancing (Brrr). She is in Jacksonville but looking to get some properties in Daytona or Miami. She is looking for a duplex or similar if possible. 

I work for a private equity firm and also have my real estate license however the license is in referral status for now so I may need a realtor to help as well. Funding can be taken care with the right qualifications and of course can be funded and closed in as little as 21 days.
