Looking for book reccomendations / advise to get started in flipping!
Hey everyone this is my first post on here so let me drop some context
22 y/o
Making 6k+ per month doing real estate photography / remote sales
Plan on pulling in 10k+ per month Q2 of next year
8 Months of underwriting and virtual wholesaling experience
Short term goal is to run multiple flips at a time and maximize profits
Long term goal is getting into the actual investing side of short term / long term rentals to build wealth
Im looking to get into fix and flipping in my local area Tampa Fl (open to virtual flipping but seems much more risky without the processes and systems at first). I have experience going direct to seller, working with title, and underwriting deals. I want to start slow and gain realistic and deployable knowledge in the space before I make my first jump into a flip. Through photography I have a few local connections I know that are doing deals and moving properties consistently.
What Im looking for right now is advice / book reccomendations that will give me actionable steps to finish my first flip front to back (including sourcing, funding, GAP funding, finding and vetting contractors, managing projects, finishing, along with exit strategies) I have a basic understanding of the entire process and will have mentors along the way so my biggest question / curiosity is how people are able to do this with no money out of pocket with the mix of Hard money and GAP or private lending.
I would really appriciate book reccomendations as they're my favorite way to not only learn but actually retain and act on information. Thank you all for the help!
