Incredible Property NPL, One off note and deed for sale

Stunning mountain and river views from giant wrap around deck on 2500 sq ft house on 13 acres with  1/4 mile river frontage (both sides) with river access on the Klammath River in Orleans, California.  I used to live in the house when I owned it and then carried the loan for a friend who could no longer make payments and is no longer in touch.  Property vacated.  I want to pass along the foreclosure process and have the deed with power of sale and a lost note affidavit.  

$375,000 left on lien, property assessed at $436,000.
