Rental Market in Brewer/Bangor

Hi everyone, I'm looking to buy my first rental property. I'm based in Colorado, but interested in the Bangor, ME market (I grew up in Maine and have family there). I'm looking for a multi-family or single family property that's going to be relatively low maintenance (since I'm out of state). Budget is in the $200-300k range, give or take. Would welcome any advice or tips on the real estate/rental market in Brewer/Bangor. Thanks!
