I have $5M from an investor I'm looking to put to work asap. I need to turn this money around as many times a year as possible, so a couple of large SFR portfolios might make sense.

Would love to invest it with a team who focuses on the flips and is just looking for capital, as I will not be doing the work myself.

Jared,

Is there a reason you would look to have the risk of a Flip venture.

I would suggest looking as you said above In to a Larger Long term rental of Single or multi family.  with that cind of capital it would make sense to me to look at a Build to Rent community.  You could certainly look for individual units but that would take longer. Some of the investors that I work with find,  to build an entire community if a far easer and more lucrative way.

I may know of some options that could fit what you are looking for.

Any experience with a mobile home park. We will be listing ours in Ohio. The park will need homes brought in to fill the community.

    What is your experience in real estate? What do you know how to do in order to preserve their capital and meet their desired returns?

    Challenge we have seen with bigger ticket investors is they want no risk with very high returns. So make sure you have that squared away upfront.

    I am curious how you found someone to give you $5M without having a plan on how to use it.

    I had a small bit of experience from a home builder I worked for many years ago who also owned a 20 space community just north of Akron. There are a lot of mobile home communities in my area. Where is yours located?

    It's important to have a list of lenders ready for potential buyers. Call the local community banks and ask if they would be willing to offer a loan to qualified borrowers interested in your product. This way, you can refer interested buyers to these lenders when they inquire about your listing.
