๐Ÿ“ข Development Update for 278 S. Glenwood Ave. (43223) ๐Ÿ—๏ธ

Hi, I'm Rob Ellis from Pink Development and Construction. Hereโ€™s the latest on our major project! ๐Ÿšง

๐Ÿ“ Location: 278 S. Glenwood Ave., Columbus, OH

๐Ÿ™๏ธ Original Plan: 20-story high-rise

๐Ÿข Current Plan: Modified to an 8-story mid-rise due to fire compliance and other restrictions ๐Ÿš’

๐Ÿ”„ Recent Changes:

Height Adjustment: Reduced to 8 stories ๐ŸŒ†

Parking Update: Reduced from 300-400 spaces to 101, with no on-site parking ๐Ÿ…ฟ๏ธโŒ

Unit Reduction: Dropped from 162 units to 62 units ๐Ÿ˜๏ธ

Focus: Micro-units for affordable housing ๐Ÿ ๐Ÿ’ฐ

๐Ÿ“… Next Steps:

Development Commission Meeting: August 8th at 4:30 PM ๐Ÿ—“๏ธ

Agenda: Weโ€™re the last item on the agenda ๐Ÿ“‹

๐Ÿ› ๏ธ Modifications Made:

Addressed feedback from previous disapproval

Updated CPD text and design ๐Ÿ›๏ธ

Enhanced land use compatibility and zoning adjustments ๐Ÿ—บ๏ธ

๐Ÿ’ก Key Points:

We decided to bypass the Franklin Area Commission to avoid delays, focusing instead on the Development Commission ๐Ÿš€

The project complies with existing zoning codes, with a proposed height increase to 89 feet in a 60-foot district ๐Ÿ—๏ธ

Similar mid-rise projects have been approved on Glenwood and surrounding areas ๐Ÿข

๐Ÿ“ˆ Why Weโ€™re Confident:

The project aligns with city standards and precedent for high-density development ๐ŸŒŸ

We're presenting a well-supported, revised proposal addressing prior concerns ๐Ÿ”

Weโ€™ve had extensive discussions with city staff and made adjustments based on their feedback ๐Ÿค

๐Ÿ“‹ Additional Info:

The Franklin Area Commissionโ€™s role is advisory, and we believe their disapproval will not significantly impact our proposal if the Development Commission supports it โœ…

Weโ€™re committed to transparent development and maximizing economic growth with high-quality, micro-unit designs inspired by successful projects in New York City and Miami ๐Ÿ™๏ธ๐ŸŒด

๐Ÿ” Technical Details:

Weโ€™re using high-quality steel and precast concrete for structural integrity and efficiency ๐Ÿ—๏ธ

The project budget includes a detailed breakdown and adjustments based on market and design standards ๐Ÿ’ฐ

Future plans include exploring institutional-level capital for larger projects ๐Ÿข๐Ÿ’ผ

For any questions or further details, feel free to reach out to me on my socials or give me a call ๐Ÿ“ž. Weโ€™re excited about this development and look forward to moving forward with your support!
