📢 Development Update for 278 S. Glenwood Ave. (43223) 🏗️

Hi, I'm Rob Ellis from Pink Development and Construction. Here’s the latest on our major project! 🚧

📍 Location: 278 S. Glenwood Ave., Columbus, OH

🏙️ Original Plan: 20-story high-rise

🏢 Current Plan: Modified to an 8-story mid-rise due to fire compliance and other restrictions 🚒

🔄 Recent Changes:

Height Adjustment: Reduced to 8 stories 🌆

Parking Update: Reduced from 300-400 spaces to 101, with no on-site parking 🅿️❌

Unit Reduction: Dropped from 162 units to 62 units 🏘️

Focus: Micro-units for affordable housing 🏠💰

📅 Next Steps:

Development Commission Meeting: August 8th at 4:30 PM 🗓️

Agenda: We’re the last item on the agenda 📋

🛠️ Modifications Made:

Addressed feedback from previous disapproval

Updated CPD text and design 🏛️

Enhanced land use compatibility and zoning adjustments 🗺️

💡 Key Points:

We decided to bypass the Franklin Area Commission to avoid delays, focusing instead on the Development Commission 🚀

The project complies with existing zoning codes, with a proposed height increase to 89 feet in a 60-foot district 🏗️

Similar mid-rise projects have been approved on Glenwood and surrounding areas 🏢

The Franklin Area Commission’s role is advisory, and we believe their disapproval will not significantly impact our proposal if the Development Commission supports it ✅

We’re committed to transparent development and maximizing economic growth with high-quality, micro-unit designs inspired by successful projects in New York City and Miami 🏙️🌴
