Seeking a private lender for primary residence 75% LTV converting construction loan

I'm seeking a private lender for my primary home in Raleigh 27607. Just gut renovated and I need to refi out of the construction loan. I'm a fulltime house flipper since 2018 and I also have a midterm rental portfolio. Conventional banks don't like my 2023 tax return. They calculate my rental business "loss" cancels out some of my flipping business income. This causes a DTI problem. I'm trying to do a non QM loan now but it's dragging on and on. My renovation is complete, I have a 2 week old appraisal in hand for $1,068,000. I have795 802 and 820 credit scores. I'm seeking around a 75% LTV loan. Technically this is a cash out loan but the "cash out" is simply a partial reimbursement of my out of pocket money. This is another issue with lenders. I'm open to discussing terms but I'm basically looking for a 30 yr term with a 2-5 year balloon, interest only is attractive to me. I also have plenty of reserves. Rate would depend on final LTV but I'm willing to go over conventional rates to get this done. So if you're looking for some secured income at a competitive rate higher than Money Markets or CD's and you'll have the security of a balloon date, please contact me.
