New and Interested in Wholesaling - Tools & Software - Mentorship
Hi everyone! My husband and I are just starting out our journey in real estate investing. We both work full-time corporate jobs and eventually would like to have more control over our lives and money. Being newbies, we are trying to learn as much as possible through YouTube, Podcasts, and the Bigger Pockets platform. We did attend a 3-day real estate investing workshop, which was very useful, but to be quite honest the "investment" to have them coach you felt more like a scam. Definitely don't want to get caught up in that only to feel buyer's remorse later. I'm excited to not only learn more about the industry, but also make meaningful connections with other investors and pros.
Although eventually I'd like to get into rehabbing and rentals, I'm really interested in learning more about wholesaling. I've heard that is a great place to start. I'd also love to learn more about the types of software and portfolio management available. Having a one-stop shop for all the tools I need is very important to me (templates, SOPs, calculators, spreadsheets, CRM, lead search, marketing tools, data analyzers, etc.). Does such a thing exist all in one place or is it more common to utilize various platforms for different things?
Lastly, I've wondered if I decide to sign up for a mentorship program, what is a fair price range? I've seen as low as a few thousand dollars, up to $30,000. Or, can I become just as successful utilizing the low cost/free resources available and building connections?

Aloha @Christina Tran - Congratulations on entering the REI world! My wife and I took the same journey over 20 years ago and never looked back! It's awesome that you and your husband are in it together, I think that couples in Real Estate make an awesome team! My advice to most newbies is to crawl, walk, run, sprint, fly. First things first, get really good a crawling! I've got a bunch of best practices and lessons learned for you. Please DM me and I can walk you through our journey including where to start, how to pace yourself (especially with your full time jobs - easy to burn out), what to avoid, and how to balance being risk averse or reckless investments.
