URGENT need for private loan (~$200k) for investment property already under contract

Property is REO, I purchased off auction, it is currently in escrow, the closing date is supposed to be April 2nd!!! HELP!!! My hard money lender backed out at the last second because it is a "rural" area, now I'm scrambling to find financing. The property is a single family home across the street from the hospital I work at. My hospital CEO has already agreed to rent it upon completion for traveling doctors, nurses, etc. It is a ~780 sq ft 2 bed/1 bath that I plan to gut and turn into a 2 bed/2bath.
