Property For Sale: Off Market Rental Property Looking To Offload To Another Investor

Trying to gauge interest in one of my properties in Colorado Springs, CO right in the heart of downtown.  ZERO problems renting.  Right next to Colorado College.  Fully updated with little upkeep.  I am looking to sell off market to another investor.  I am due with another baby soon and don't have the bandwidth to run this rental (not a fan of property management).  Plus, I am a newbie and need to learn more!  This property has special zoning as well so this is a special spot.  I really wish I didn't want to sell but I am tired.  Currently leased for one year.  Literally, the BEST  tenants.  Here is the property: https://www.zillow.com/homedetails/516-E-Cache-La-Poudre-St-...
