Looking for Mentor for SubTo Seller Finance Hybrid Deal

Hi, new to the forum and trying to figure how to search for the right post is a challenge so I thought I would try my luck.

I have been trying to buy a home with my wife is todays crazy SoCal market with high purchase prices coupled with high interest raises and high demand. Needless to say, finding a nice house that isn't going to bankrupt us is impossible to find so I went down a rabbit hole of how I can find an off market deal.

I chose to go the pre-foreclosure route and talk to owners to see if I can buy their home and have stumbled upon Pace's YT channel talking about seller finance and subto deals. I want to implement this type of creative finance to offer an opportunity to help sellers in pre-foreclosure and help my family and I acquire our first home. The problem I am facing here is that I do not know how to find the right attorney, title company, or escrow agent who is experienced enough with this type of deal to guide me through the process.

That is why I am on here to see if you guys have any resources or a mentor that I can work with to make this happen. I am not afraid to go door knocking or making calls and talking to sellers, I have already found leads, and we have capital to make a deal work. What I am afraid of is not doing the paperwork right, or worse yet, not knowing how to handle a due on sale clause appropriately.
