my situation:

I have a tenant that was previously continuously late with the rent (but paid) and now it has been extended to now being two months of non-payment (as we just went into the second month). We previously tried to evict the tenant for lease violations, late payments, and non-payments. However, due to this reason, we didn't provide a notice to cease before the notice to quit the late payment and lease violations were disregarded in court. The non-payment was resolved as the tenant paid the amount owed at that date and now has continued to be a non-paying tenant. 


Currently we have sent a notice to cease for the late payment/non-payment last month and are looking for a attorney at this time or recommendations for next steps - thanks!
