Early Termination Opinion NEEDED

House is in FLORIDA,

Renter has NO complaints for over a year.   While signing a RENEWAL lease last month, I noticed some things around the house that needs attention.   I set up appointments however Hurricane ELSA flew by pushing all the jobs a few days.   The tenant told her Professional friend and got the jobs done herself.   Emailed me the receipts, followed by a request to evict herself stating the reasons I bought up to her!  The primary reason for moving out is out side my control, the neighbor.   

Early Term addendum states move out is $1,100 fixed fee regardless of landlords expenses in having to re-rent.  It also mentions Tenants are still responsible for all obligations under the lease, all rent due, damages, and other charges.   

My next step is to seek a FL lawyer, however, I would like other people's OPINION.

The tenant paid 1st, last, & SD.   How do we collect rent each month until its re-rented if they paid the last months rent already.   Example, lets say it takes two months.   She pays two months.  Do I pay her back the last month and SD (if no damages).
