Quiet Title
Hello all!
I was recently contacted by an absentee owner that responded to a yellow letter that I had sent. She said that she wants to sell her home but that the house has an egregious amount of liens that the prior owner had somehow manage to incur against the property. The certificate of title examination shows that many of the liens are federal tax liens. Some of them are by way of court rulings resulting in judgments against the previous owner. The majority of the liens were incurred proceeding the date of conveyance of the property by way of a quitclaim deed.
Now, the collective amount of liens on this house far exceed the value of the house and I'm not so much interested in the situation except for educational purposes.
In the Title examination, it is stated that a quiet title may be necessary to remedy the title.
What is a quiet title and how would one go about executing one?
The owners of this house are in a real predicament over this guys unscrupulous endeavors which is a shame because they paid cash for the house and own it free and clear in that regard
