Title vs Deed question

I just put a mobile home under contract to buy.

The seller has a hard copy of the title that his Dad gifted to him before he died with the intensions on removing his girlfriend from the estate. (Looks similar to a car title) he actually had 2 because it’s a double wide.

I looked on the County site and it has a ladybird Deed to his girlfriend in March of 2020 on file and no new deed was recorded when father gave the title to the son.

Who owns the house?
