Tax exemption(s) on Illinois properties

There are specific criteria that goes in to the Homestead Tax Exemption per state. Have any of you utilized the Homestead Exemption on your properties?

If yes, how have you done it and is there specific verbiage that you add to your lease regarding who is responsible for the property taxes? Also, is this done annually?

All the help and advice would be grateful.
