Buying in a marriage state - title question

Need advice for buying a rental in a marriage state.

Asking for a relative.

How can a married person (lives in California) buy an investment property out of state in a marriage state. Realtor is saying spouse must be on title per state law. Buyer inherited funds as sole and separate property to pay cash for this investment and does not wish to commingle the title of this investment property. What options do they have to take title as separate property?
