Land Survey shows encroachments that weren’t present prior

We had a survey done for a remodel and the lot lines show encroachments for things that have been there prior to the 70’s. Our lot is next to an easement which we take care of.  Any advice on how to navigate surveys that vary and the changing rules of setbacks etc.
